As a buyer or seller of
Ocracoke Island Real Esate, you may be confused by the many agencies we
must interface with as we process the sale of a property. To help you
understand the acronymns, roles and regulations in operation, we have
put together this brief description.
For a small island, Ocracoke has many agencies that we interface with on the local, county, state and federal levels.
Locally we are influenced by the Ocracoke Planning Board, Subdivision Ordinances, and Ocracoke Building Code.
We are located in Hyde County, we must meet regulations of the Hyde County Health Department for septic and waste treatment, well drilling, and building inspection. We also often deal with the Hyde County Tax Office and Register of Deeds.
On the State level as an area of environmental concern (AEC) we come under the jurisdiction of the NC Dept of Environment and Natural Resources (DENR)- Division of Coastal Management. The agencies within this Dept include CAMA
( Coastal Area Management Act); Division of Water Quality
Certification; Dredge and Fill Act; and Easement in Public Trust
areas.
On the Federal Level, we are regulated by the Army Corp of Engineers
who are influenced by the Environmental Protection Agency, National
Marine Fisheries Service, and the Fish and Wildlife Service.
